Topic: Apartment Act v/s cooperative soc act

Whats the legal difference between Maharashtra Apartment act and the cooperative society act.
Which should be preferred ? please advice?

we are facing a lot of problems with this apartments because of water, lift etc., and the cooperative society act is a legal difference between these two and give me some more idea and suggestions about this
