While purchasing a plot, what are the papers that prove it has a clear title.? The sellers name exists on the sales deed, but is absent on form 1&14?

Hi,

Usually, in India you will need the entire chain of documents from initial allotment of the plot to the current sale. this will go to a lawyer, an expert in conveyance law, to check that the title is clear and that there are no encumbrances.

Also depends upon the type of property/plot, if it is a society owned plot or agricultural land, the rules might differ.

Every state has its own laws. e.g, in NCR region, DDA might have some different requirements from HUDA.

In Maharashtra, you need a 7x12 extract (Saat Baraa Utara) that will tell you the history the plot and other details related to the land.
