Hi ,
I want to know about the Arcadia project launched by SAS (Sumel Heights) group in sector 82-83 Gurgaon.
Is the developer is sound enough to complete the project and its goodwill in the real estate market.

I've also booked a floor in this project. I'm not clear about the progress of the project. They are supoosed to give us priority number after apyment of next installment. I've booked ground floor for 45 lacs and last installment paid by me was for Rs. 3,50,000,whereas I recvd the demand letter later on from Sumeil heights mentioning that I have to pay 3,25,000 as next installment.I'm confused.

Received a letter from sumel height ( Arcadia) regarding launching new project in amritsar and bhoomi pujan of arcadia..... The latest information about the project as told by Mr. Balraj (965078855 from SAS group is as
1) Vatika has finished sewage pipe work with demarcation of boundries.
2) Good time for bhumi puja - Mid July or Aug.
3) Within 8-10 days, the site office construction of SAS will start.
4) The construction of "Sample flat" is also going to start parallel to site office work.

I have attended the bhoomi poojan.it was quite nice.I don't think there is any problem in project.Loan process will start in 1st week of december.but project will complete at jan'2014 according to agreement.agreement says they will start constructti2011on in jan

I am in regular contact with Abhishek and Aman. They told at the time of allotment that papers related to bank finance will be provided within a week and III demand of 15% due date 15Dec,10 will be extended accordingly. I had been writing regularly about confirmation of bank approval but not received any reply in writing all the time verbally they say that documents desired by bank are being provided and once they scrutinise then only papers related to home finance we will be able to provide hopefully by end of January, 2011. SAS had mentioend that they were in talks with HDFC for loan approvals.

I just spoke with HDFC officials, and they have informed that SAS have misquoted them.
HDFC have not received any proposal from SAS. In fact they had some initial discussions with them about 5 months ago, however, due to non-availablity of full documenttation, SAS application was refused.
SAS are just fooling the poor investors.

I have also booked a flat in SAS Arcadia ( Pine).
I visited the site today . . .lot of construction is happening in that zone by Vatika, Orris etc. including floors . . but the work of Arcadia has not started. on Talking to Mr Bipin (Director Matketing). i came to know that the work may not begin this year. I think we all need to know the progress etc. and the plan of action by the company.

It seems that even employees have started to tell truth that SAS group is incapable of handling this project. We should meet their management jointly and ask for a refund with the prevailing market rate in this sector.

If they don't agree that file a police compilant for cheating the people.

i just called Arcadia group at +91 9650788556 / 57 / 58, no response from 1st 2 numbers, 3rd one says project is delayed by 1.5 years... when I tried to enquire more, call was purposefully disconnected... something fishy guys...

Hi!

I have also booked Ebony IInd floor and received allotment letter last year. I been writing mails at regularly intervals past one year+ to Mr Bipin (Director Marketing) but he was never been courteous enough to respond to my querries.

Latest inputs what I gathered from Mr. Abhishek and Ms. Aman is that project is further been delayed by a year. When asked to give us in writing about

1. Reson of delay
2. Exactly when they will start construction
3. Builder is sound enough to carry project
4. Prices, should be escalation free as delay is from their end and again Arcadia is earning interest on our deposits.

They both further commented 'it's the management who has to take decision'. 'Please ask Mr. Bipin or our Managing Director' as they are the ones who has to take decision and intimate all allotees in writing.

I also learnt from reliable souces that all our deposits was invested into some new Arcadia project in Amritsar where they are in big soop finding problem to sell. How much is true I don;'t know.

Any way please keep me posted as I have also invested my hard earned money for my future living. I further request you to add me into your group/consortium.

I also had booked the flat at Arcadia. I called Mr. Sanjeev few days back and he informed me that the project is delayed by 1-2 years and if needed they can refund the money at 12% interest rate.

However my concern is about mental agony and if I would have invested my hard earned money somewhere else in other project, i certainly would have received a better outcome.

After reading all the comments, I could understand we all are going through the same pain. Can we all fixup a date and time and meet Arcadia management and ensure they refund the money to us at market rate.

Seems they are retorting to hoarding so that when vatika and arcadia transfer completes may sell at exorbitant prices. Already Arcadia has not sold all flats they have released only 40%. They have yet to sell even flats above 300 sq yards.

i would request to all to approach HUDA, Haryana Govt and understand the technicalities cropped in which no one is clearly divulging.

We have invested our hard earned money they just cant run away also many had bought on premium was sold by there own appointed executives. ;please keep there name, address, mobiles handy as same will be required when police will intervene.

i would request you to speak to the management and understand the reason for delay of the project.To best of my knowledge , company had all the positive intentions to complete the project and that is how the whole project was sold in few days time. Just because Vatika was creating lot of rucus for them and was applying his muscle power on a smaller company (sas) , They are not given the title clearance to the company, Company if would have thought of running away, would have gone a long back... why would they have returned the money to the investor. I had invested and i have got my money back at 12 % intt rate.

Can any one post the real truth. Rumours that Arcadia itself creating panic situation among allotees so that they take refund at nominal interest and lateron beselling at exorbitant prices.
Huda has clearly mentined that Vatika has to develop the land but they presently are do not want to carry therefore others has to wait. Ultimtely they have to develop site and provide facilities to each and every units. Seems that Arcadia and Vatika having clear understanding to delay project so that maximum will take refund and later it become difficult to repurchase than they will begin construction. Building G+2 floors will take hardly one years by then vatika will complete some of his G+ 2floors and beging providing site n& service.
At present if they sell 300 sq yard ebony land itself they will fetch more price rather than after constructing all 3 storeies.
I would request good people among allotees to intervene and stop people from having refund better wait and force them to construct asap.
Please don't fell in their trap. They seems to very serious to buy back and sell later at 3 to 4 times prices. You can easily make out at present land in sector 92 almost 5 to 6 kms away from sector 82 - 83 is going at 40,000.00 per aq yard ... today !
Some one even commented that Arcadia are greedy.

yes, u r right. Many people gathered together . Arcadia guys tols us that they are not getting the land from Vatika. I checked the same with Vatika as per them they have given the land to Arcadia. There is something going on between Arcadia nad Vatika. Seems that Arcadia wants us to refund the money and want to relaunch it at higher rates. We should all gathered together and shouldfile the case against them. Arcadia has no right to launch the project, if land is not under him. This is a fraud act and we can drah him to court. Either he should start the construction or he should pay big penality for it.

Very bad to draw the attention of highest authority in the the country to look into the matter asap. SAS Arcadia says why asking us ask politicians they are responsisible for delay in our/your project because they are asking for more delay. we all have invested our hard earned money .They say Vatika is not supporting us seems hand in same gloves and just to delay in all respect because cost of place as on date has already gone up by four folds. Let be all united and drag this builder in court. We should ask him to give evrything in written. We don't know vatika, we have invested in Arcadia so if they are facing problem then its there fault. If he really want to give us flats that why he is not taking vatika into court , why we are sufferening. We don't have so much money to give these fraude builders. Yes , they have all approval, only delay from vatika for road constructions & sewerage.

2) Reasons for the delay in the project and if there are any reasons which are beyond their control, asking them to show the relevant proofs

As mentioned in the Point No. 1, the only reason specified by the SAS Management for the delay is due to pending approvals for the construction. They also mentioned that this is something which is beyond their control as they are not the land owners. On asking to show the relevant proofs for the same, they showed a letter received from Vatika Group in which it was mentioned that approximately 58 acres of area is still pending to be licensed by Govt. for doing residential / commercial projects.

Since the letter was dated in the month of February, 2011, we asked them to show the latest communication in this regard. They said they have already given a request to Vatika to give the latest update on this and they will update us accordingly. letter sign by Gautam bhalla ( Deputy manager Director - Vatika Group).

Untill vatika not support they will not able to start this project.

1) To confirm from the builder if all necessary approvals have been obtained for the construction

SAS Management confirmed that approvals are still pending as Sec. 83-84 has not been licensed by Govt. for doing residential / commercial projects. On asking why they have been unable to get these approvals, they said that this is something which they don’t own as the land for the project is owned by Vatika Group. On asking when do they anticipate getting all the approvals, they seemed to be a little pessimistic about it and did not take any commitment on defining any time duration.

2) Reasons for the delay in the project and if there are any reasons which are beyond their control, asking them to show the relevant proofs

As mentioned in the Point No. 1, the only reason specified by the SAS Management for the delay is due to pending approvals for the construction. This question was also revolved at approvals not being obtained for this project. SAS Management confirmed that banks are willing to finance the buyers in this project after all necessary approvals are submitted to them.

QUESTIONS AND ANSWERS

Q1) If you are committed in building this project, why are you asking the buyers to withdraw from the project?
SAS – We have not made it necessary for the buyers to withdraw their money from this project. However, we have just given a heads-up to the people who want an early possession so that they can look for the other alternate options.

Q2) If majority of people withdraw from the project, would you make this as a dead project?
SAS – The Management tried to beat around the bush however, on asking an objective response, they said they would still be committed in this project even if majority of people withdraw.

Q3) Why does your Management doesn’t reply on the Customers’ E-Mails? I have a lot of unanswered e-mails since last 6 months.
SAS – We’ll look into this and try our level best to be responsive all the e-mails.

Q4) Why only Sec.83-84 is pending when all other sectors have already got a sanction for the plotted development?
SAS – This is something which either Vatika Group or Govt. Officials can reply.

Q5) If the entire Sec.83-84 have not been licensed, then how come other builders like Mapsco (with their project Casabella), Vatika (with their project City Homes), etc. have commenced the construction for their projects in these sectors?
SAS – Mapsco has a high rise project and they can build their own infrastructure which is not possible in case of low rise projects and Vatika has started the construction at their own risk.

Q6) Can you give us in written that you would definitely start the construction after 2 years?
SAS – No

Dear Mr. Raheja,

Development and construction on the plots, whether it belongs to Sumel Heights or Vatika have been affected by the lay out of the sector roads and non acquisition of the 24 metre roads by the government. Unless the government acquires the 24 metre roads, which was scheduled for February 2011, it is difficult to develop plots because one does not know how to facilitate the layouts. A developer cannot risk construction without the alignment of the roads because the government will not grant any flexibility in the road layouts.

We anticipate that it might take upto six months for thr government to complete their acquisition of the roads. It might be sooner but I am giving you a conservative estimate at this point.

I have also discussed the case with Mr. Mohammad yusuf (head of Town planning gurgaon) he was asking for the advertisement on basis of which we booked floor.which i submitted to him. reply is pending ( communication mail i have already forward to gulshan)
RTI is already filed. RTI application no. is given to gulshan

VATIKA is more transparent than SAS.
Despite several meetings with SAS top management and staff, they have never revealed much / tried to confuse the full issue.

There is still no reply of RTI & Even from town planning deptt.
I am sending repetitive mails to Mr. yusuf (head of town planning)Till now reply is like this.But i think we should meet on sunday for further action.Next step should be arrange the meeting with Board of directors of SAS group because we haven't given money to vatika.They should show clear picture to us.Otherwise we will issue showcause notice to SAS.
